While all projects are different, this is an example of typical commerical real estate loan rates and terms.

  • Term - Typically 1 to 2 years, interest only payments
  • Rate - Typically 10.5% to 12.9%
  • Fee is based on contract term
    • 4% for 24 months
    • 3.5% for 12 months
    • 3% for 6 months
  • $310 document review fee, $475 underwriting fee, $250 - $350 inspection fee, $24 UCC filing fee, and $50 tax service fee for 24 month loan terms only.
  • No upfront fees
  • Borrower responsible for all broker and/or 3rd party fees/costs

Why is a Hard Money Lender a smart way to finance?

WADOT Capital Inc. is primarily a Loan to Value or “LTV”-driven lender, commonly known as a hard money lender.

NO Credit Requirement

We do not have any credit or income requirements to qualify for financing. Commercial hard money loans are based on the value of the collateral, not your credit score.  Unlike other financial institutions we do not penalize or charge additional fees for early payments of your commercial real estate loan.
